Industrial Parks and Economic Development Zones in South Vietnam

Vietnam is just like other developing countries in Asia in that there are a large number of industrial parks waiting to welcome foreign investors.  The reality however is that many of what may appear at first blush as quite attractive investments may with later reflection and investigation have unwanted complications or potential negatives to an investors plans.  We always recommend that all investors perform the necessary due diligence and consider all aspects of the potential areas welcoming their investment.  There is just no substitute for research, research and more research.  We also strongly recommend working with a professional firm like Runckel & Associates that can assist you in selecting the industrial park which best fits the requirements of your project.  Below is a list of some major industrial parks in the South of Vietnam.  We believe Northern Vietnam can be a good fit for many projects and encourage more investors to seriously study the investment opportunities awaiting them in these and other industrial parks throughout Vietnam.

MOC BAI BORDER ECONOMIC ZONE

planned for 21,292 ha.
- The North borders the villages Long Khanh, Long Giang, Long Chi of Ben Cau district and part of the Vam Co Dong.
- The South borders Long An province.

- The West borders Cambodia.

The Prime Minister has issued Decision No. 210/1998/QD-TTg dated October 27, 1998 allowing the application on pilot basis some polices for development of Moc Bai border Economic Zone with priorities given to trade service and tourism, agro-forestry and aqua-product processing industry, consumer goods production and processing for export.
Development orientation of Commercial Center

- The International Commercial Center has an area of about 25 ha including international exhibition and fair center, service offices, representative offices, banks, showing rooms, hotels, restaurants, warehouses to be built at about 380 m to the border.
- Bonded warehouse and border market of 10ha is to be built right next to the border line .
- Domestic commercial center of 15 ha located at the crossroads of National Road 22 and Provincial Road 786 includes service offices, trade, representative, office, hotels, restaurants;
- An 25 hectare industrial park, warehouses to be built by midway from Be Cau Township and National Road 22 Cross-roads, includes: Transit warehouses, recycling and packing warehouses, enterprises, processing agro-forstry and aqua-products .


MY PHUOC INDUSTRIAL PARK

Owner: BECAMEX CORPORATION
Total area: 377 ha.
Location: Mỹ Phước townlet and Thới Ha commune, Bến Ct district, Bnh Dương province.

This park is located 42 kilometers northwest of Ho Chi Minh City, 35 km from the so-called New Port and 42 km from Tan San Nhat International Airport. Becamex (a state-owned conglomerate) manages the park and is part owner (and majority owner on the Vietnam Singapore Industrial Park). 

General advantages of this industrial park are lower land rent, quality infrastructure, hard and solid ground conditions making for cheaper construction costs and a rent exemption of five years for investors investing 80% of their production.


MY XUAN A INDUSTRIAL PARK

My Xuan A Industrial Park (IP) is a project of the Urban and Industrial Park Investment and Development Corporation (Ministry of Construction) and operates under the management of Ba Ria-Vung Tau Industrial Zone Authority.

LOCATION
Located north of the Phu My new town in My Xuan Commune, Tan Thanh District, Ba Ria-Vung Tau Province and on the HCM City Bien Hoa-Vung Tau route, My Xuan A IP has advantages in waterway and overland transport:

- 55 km from HCM City, 35 km from Vung Tau, and 40 km from Bien Hoa
- 2 km from Go Dan Port and 6 km from Phu My Airport
- In front of the industrial park is National Highway 51

In the Saigon-Vung Tau railroad project, a port and a low pressure gas pipline will be built to serve the industrial park. Planned area: 122.6 ha.

INVESTMENT ATTRACTION
To date, My Xuan A IP has licensed 11 investment projects leasing 27.88% of its industrial land. The majority of these projects are local invested and involved in the production of construction materials, food processing, etc.

Tan Binh Industrial Park has a planned area of 133.53 hectares, including 91.05 hectares for industrial land, 14.13 hectares for auxiliaries, warehouses and workshops, 19.84 hectares for transport, and 8.51 hectares for shade trees.
The only urban industrial park nearing important gateways of HCM City such as Tan Son Nhat Airport, Hoa Hung Railway Station and Saigon Port, Tan Binh Industrial Park has good load bearing capacity of 1.25kg/cm2 and a smooth terrain, favorable for industrial constructions.

Land leasing
Leasing term: at least 20 years or 45 years at most. The minimum area of leased land: 3,000 sq. m. Land rents depend on the leasing term and the time the tenant contacts the proprietor (currently USD 55-60/ sq. m/45 years).

Location:
On Trans-Asia Highway Route which is being constructed in An Tinh village, Trang Bang district, Tay Ninh province ; adjacent to Ho Chi Minh City ; 37 km from Tan Son Nhat International Airport, 47 km from Saigon Port, 40 km from Dong Nai and 200km from the Metropolitan Phnompenh.

The size of Trang Bang Industrial Park is 700 ha in which 69.2 ha is constructed in the first phase.


VI THANH INDUSTRIAL ZONE

Vi Thanh Industrial Park has 196 ha, the first phase of 88 ha, is located in Hoa Tien Village, Vi Thanh Commune, 60 km from Can Tho City in the south.

Industrial park is situated in the center of agricultural production, next side to many provinces, with plentiful agro, aqua- product resources. It not only provides processing industry after harvesting, but also supports agricultural and rural industrialization.
